Chesapeake Realty Partners builds on more than 75-years of success in the Mid-Atlantic real estate market. We have been actively engaged in all aspects of real estate development – land acquisition, land planning and land development; construction of for-sale housing; construction and operation of residential rental communities; and construction and operation of commercial properties. The wide range of activities within our organization has been a singular advantage and source of financial strength and stability.

In the last 10 years, the Company has invested nearly $1.5 billion in developing 26 communities throughout the Mid-Atlantic. The projects include large-scale land development, ground-up multi-family and self-storage, and acquisitions of existing multi-family communities.

Chesapeake Realty Partners maintains a disciplined, yet entrepreneurial approach to real estate development. Since its founding in 1946 by Morton J. Macks, the Company has a history of innovation and creativity. Early on, the Company undertook a fully-integrated approach to large-scale suburban developments, including entitlement processing, land planning, product design, land development and site infrastructure, marketing, sales, and vertical construction. We still maintain all essential development skills in-house, from project planning through construction. The Company also manufactured housing and pioneered now well-established techniques such as clustered development, horizontal condominiums, adaptive reuse, mixed-use development, and standardized quality control. Throughout its history, the Company has benefitted from stable banking and professional relationships, built on a platform of competence and integrity.

In the ’80’s leadership passed from Morton Macks to his son, Lawrence Macks, and his son-in-law, Josh Fidler. The business evolved into its present form as a diversified builder-developer. The company continued its tradition of innovative land planning and large-scale residential, retail and mixed-use developments.

OTHER BUSINESS EXPERIENCE

Through BV and the Macks Family Office, Mr. Macks and Mr. Fidler are active venture capital and private equity investors, counseling entrepreneurs on such issues as building management teams, creating capital structures to facilitate growth and establishing marketing and sales strategies. Mr. Macks is a founder and Board member of ROTI and sourced the Macks Family Office investment in WeWork. Mr. Fidler served on the Board of Home Properties, Inc. (NYSE: HME) and BroadTree Residential.  He presently serves on the Boards of Private Client Resources and BurnAlong.

COMMUNITY INVOLVEMENT

We take great pride in our work and our community. Lawrence M. Macks and Josh E. Fidler are actively involved in philanthropic and community endeavors. Lawrence M. Macks is a former member of the Governor’s Commission on the Development of Advanced Technology Business and a former Board member of the State of Maryland Technology Development Corporation (TEDCO). He has been a Board Member and has actively supported the Family Tree, the Baltimore Museum of Art, the Shock Trauma Center at University of Maryland Hospital, and Lyme Disease Research Foundation of Maryland. Mr. Fidler has long served in leadership roles on the Boards of Johns Hopkins Medicine, Baltimore Community Foundation, The Associated: Jewish Community Federation of Baltimore and several other organizations.

Lawrence M. Macks

Co-Chairman and CEO

Mr. Macks is responsible for all facets of residential and commercial development, including land acquisition, development, contracting, marketing, and government relations.  He is a member of the Maryland Bar; twice elected President of the Baltimore County chapter of the Homebuilder’s Association of Maryland; participated in numerous other industry activities; and served on several governmental advisory boards.  Mr. Macks has been a Board Member and has actively supported the Family Tree, the Baltimore Museum of Art, the Shock Trauma Center at University of Maryland Hospital, and Johns Hopkins Lyme Disease Research Center.  He is a past President of The Associated: Jewish Charities of Baltimore and remains a member of its executive committee.  Mr. Macks is a Founding Partner of Boulder Ventures, Ltd.  Mr. Macks graduated from the University of Maryland School of Law in 1984 and from Washington University in 1981.  He is the brother-in-law of Mr. Fidler.

Josh E. Fidler

Co-Chairman and COO

Mr. Fidler is responsible for project acquisition, design and development, contracting, operations, leasing, finance, legal affairs and administration.  He is the brother-in-law of Mr. Macks. From 2003-2011, Mr. Fidler served on the Board of Directors of Home Properties, Inc. (NYSE: HME).  He also served on the Board of BroadTree Residential, which acquired three properties from CRP in an UPREIT transaction in 2018, until its sale to Benefit Street Partners in 2020. Mr. Fidler served on the Boards of Private Client Resources (Chair 2012 until its recapitalization by PPC Enterprises in 2019), Johns Hopkins Medicine (Vice Chair, Facilities and Real Estate) and Johns Hopkins Health System, the Baltimore Community Foundation (formerly Vice Chair, presently Treasurer), The Associated: Jewish Community Federation of Baltimore (President, Associated Jewish Charities, Inc., the asset and investment arm of The Associated from 2022-2024) and First Mariner Bank, from its reorganization in 2014 to the sale to Howard Bank in 2018. He has Chaired several other non-profits in the Mid-Atlantic.  Mr. Fidler is a Founding Partner of Boulder Ventures, Ltd. and maintains a portfolio of venture and private equity investments.  Mr. Fidler received his law degree from N.Y.U. School of Law in 1980, where he was an editor of its Law Review.  He clerked in the Southern District of New York following law school and practiced with Paul, Weiss in New York, specializing in general corporate and federal securities matters. He received his B.A. from Brown University in 1977.

Morton J. Macks

Founder (1925-2015)

Morton J. Macks, Founder (1925-2015), was an innovative and successful builder/developer for over 60 years.  Typical of his achievements were Mr. Macks’ contributions to the Maryland Homebuilder’s Association: Founder, “Parade of Homes;” Founder, Homebuilder’s Institute; Chapter President; twice “Homebuilder of the Year” (the only person ever to be so honored).  In 2005, he received a Lifetime Achievement Award from the Maryland Homebuilder’s Association.  Mr. Macks legacy is deeply embedded in CRP, the industry and his community.

Jonathan C. Mayers

President

Jonathan C. Mayers, President, oversees project planning and construction management activities.  Over the past 34 years, Mr. Mayers has been responsible for feasibility, processing, engineering, design and contracting approximately 18,000 housing units and 1.5M square feet of commercial property.  He is an active member of the Homebuilder’s Association of Maryland where he is a past President and member of the Land Development Council.  In 2000, Mr. Mayers was recognized as the “Developer of the Year” and has also received numerous industry awards.  He is also a very active community volunteer and has held various positions on boards and committees, The Baltimore Jewish Community Center, The Gordon Center for Performing Arts, the Jemicy School, the Park School and many others.

Jeffrey E. Pearl

Executive Vice President-Finance and Treasurer

Jeffrey E. Pearl, Executive Vice President-Finance and Treasurer joined CRP in 2014 and has over 18 years of real estate and construction experience. Jeff is responsible for all aspects of finance, capital markets and treasury functions.  At CRP, Jeff has led over $1B of capital market transactions including debt and equity origination as well as the acquisition and disposition of certain assets.  Prior to joining CRP, Jeff was a manager at EY in the Transaction Real Estate practice focused on buy/sell side due diligence, real estate restructuring, strategic consulting, and valuation. He also spent time as an Analyst with both Bank of America and MMA Capital Management.  Jeff earned his B.S. in finance from Clemson University and his M.B.A. from Loyola University.  Jeff is an active ULI member.

Jason. M. Schubert

Executive Vice President

Jason. M. Schubert, Executive Vice President, is responsible for seeking new business opportunities and assisting in all facets of project planning and management.  He recently led CRP joint ventures at South Lake (a 381 acre multi-use development in Bowie, MD) and Coastal Villages (a 321 acre lot development project in southern Delaware).  He is also responsible for retail leasing at CRP properties. Mr. Schubert earned an MSRE in finance and investments from New York University, an MBA in Real Estate from American University and a BS in Marketing and Finance from Syracuse University.

Derek J. Olszanowski

Vice President-Asset Management

Derek J. Olszanowski, Vice President-Asset Management, has over 21 years of experience in multi-family real estate and is responsible for overseeing the daily operations of the residential portfolio for Chesapeake Realty Partners. At CRP, Mr. Olszanowski has been responsible for over $1B of assets, including the disposition of over $900M of multi-family property. Prior to CRP, he has served in various roles at The Bozzuto Group, Columbia National Real Estate and The Dolben Company. He earned a BS in Education from the Indiana University of Pennsylvania.

Norman L. Suss

Senior Vice President

Norman L. Suss, Senior Vice President, has over 39 years experience in acquiring, developing and financing real estate for residential and commercial uses, including 24 years with Chesapeake Realty Partners.  He has leased over 1 million square feet of store space and is responsible for the acquisition of land for the development of more than 8,450 residential units.  He is a long-standing member of the International Council of Shopping Centers.  He was formerly SVP of Development at Manekin, LLC, as well as Erwin L. Greenberg Commercial Corp.  Mr. Suss earned an MBA-Finance from Loyola University and a BFA from the Maryland Institute, College of Art.

Philip N. Warsal, CPA

Executive Vice President – Family Office, Chief Administrative Officer, Controller

Philip Warsal, Executive Vice President – Family Office, Chief Administrative Officer, Controller, has over 18 years of real estate and construction accounting experience, and is responsible for financial statement preparation and tax reporting.  Prior to joining Chesapeake Realty Partners, he spent his time as a Director at RSM US, LP, the 5th largest public accounting firm, working with closely held real estate entrepreneurs in the areas of financial reporting, tax consulting and compliance.  He is a member of the American Institute and Maryland Association of CPAs. Mr. Warsal earned his B.S. in Accounting from Towson University and his MBA from Loyola University Maryland.

Jonathan L. Hoffman

Vice President – Land Development & Construction

Jonathan L. Hoffman, Vice President – Land Development & Construction, joined CRP in 2018 and brings his valuable experience in all aspects of planning and construction to CRP. Jon is responsible for managing projects throughout their lifecycle from diligence, entitlement, and design, through build out and delivery. In his short time at CRP, Jon has managed numerous projects totaling over 4,000 residential lots in Maryland and Delaware. Previously, Jon spent time in various roles at The Whiting-Turner Contracting Company. Jon earned his B.S. in Civil Engineering from the University of Maryland. Jon is an active member in ULI.

Steven D. Kesler

Chief Investment Officer – Macks Family Office

Steven D. Kesler, Chief Investment Officer-Macks Family Office, has over forty years of operating and financial management experience.  Mr. Kesler was previously with The Casey Group in Towson, MD as a management consultant.  Prior to that, he was with the Constellation Energy Group in Baltimore, MD, where he was Chief Executive Officer and President of three operating subsidiaries that invested in financial securities and private equity, real estate, and health care facilities.  Mr. Kesler currently serves on the board of Corporate Office Properties Trust (NYSE: COPT) and previously served on four other public and private boards.  He is also a trustee of McDaniel College and formerly chaired the Endowment Fund Investment Committee for 20 years.  He earned an MBA in Finance from the University of Pennsylvania (Wharton) and a B.S. in Accounting from New York University.  Mr. Kesler is a CPA.
